I've lived in HOP / FH for the last 5 years or so. I work in the City / Canary Wharf and moved here in anticipation of the ELL. In the last year I have seen a disproportionate number of my colleagues move to the area for the same reasons.

A good friend of mine has just had an offer accepted on a house. He's been looking for the last month and has been seeing properties going within a day of going on the market and in excess of asking prices. This is all being driven by the ELL.

I've been using the ELL to get to Canary Wharf this week and even with the change at New Cross Gate, it has taken less than 30 minutes. I'm expecting to be able to do it in 20 - 25 minutes when the line is fully working. There are very few (if any) areas that provide this kind of connectivity to the City (Shoreditch High Street) AND Canary Wharf and, as we all know, HOP (and FH to an extent) are brilliant places to live with excellent parks, shops, restaurants and housing stock. Who knows what will happen with house prices generally, but I would be stunned if HOP / FH house prices do not significantly outperform most other areas in London in the next 12 months or so as the area is seriously undervalued.
