Also BCM your analogy is one of a rising marketplace. We are not in a rising marketplace. If in doubt, consult a local RICS surveyor. I'm sure they would be happy to offer a few minutes in the phone. They generally like to give their opinions and be helpful
I wouldn't buy anything near HOP station or Stillness without a drive. It's impossible to park in the roads nearby. Oops just added £50,000 to houses with drives and £20,000 to houses on the fringes of the station.
You are going to start a war between the drive haves and drive have nots when they start looking for a cpz. The drives would be set to lose their £50k bonus if it goes through and the drive nots will would be able to get the top price for their houses if it doesn't.

I think the ELL has made flats easier to sell but buyers are very price sensitive as they have to come up a 20% deposit which doesn't leave much room to pay over their target price. A friend of mine walked away when the estate agent tried to get him to up his offer as there was a competing bid since he would come up with another £2k for a deposit.
Calm down, the parking is actually not as desperate in the streets near HOP as you make it out. I can find a space in front of the house most days, and personally, I'd value the short walking distance to the station over having a drive, and I certainly wouldn't pay that much of a premium for having one. Not everyone commutes with their car on a daily basis either.
Big talk of controlled parking zones amongst HOP residents. There's a thread on this site about it. They have one in ladywell but not sure it's had any affect on house prices!

Seriously though, my comments about house prices and drives was more a poke at estate agents and their current price loadings for the station.
You would think people would have learnt from their dinner parties in the 90's when everyone was comparing their house prices. Or so I am told not the sort of parties I attended.

A house is a place to live not an investment , or should be.

If people are still interested in the subject I suggest The Land Registry of actual prices not these stupid estate agents estimates.

Usually a delay of about 3 months after property sold for it to appear.

I've got a bit of bad news for anybody wanting to see stable house prices in SE23.
The FT has an article today identifying SE23 as providing the best yields in London for rental properties - 7.68% compared with a London average of 5.48%.
if anyone is interested, i understand this Agnew house went for around £490k. I still think £500k+ is pretty tough to achieve in HoP.

No I heard it went for 500K to get it under the stamp duty threshold

Pebble, now that you keep parking in my road, I have actually been driving round the block on several occasions these past few days, searching for a parking space. Which one's your's then? (gets out long acrylic fingernails) Ok, just kidding. Smile

Seems things are changing quickly 'round the station, or maybe it's the all singing-all dancing new station design and stairs that draw all these additional people to parking in the area.

yes, always talking up the market, so land registry records will probably show all these supposedly big deals actually went for far less.
The funny thing is that land registry shows an upwards trend and even last nights evening standard was promoting forest hill as BTL investment area due to the yields.

I am no estate agent however the best advice is for people to set up alerts on ourproperty and houseprices in order to recieve emails when land registry has been updated.

I sense a degree of frustration here however its worth noting that land registry just shows what someone else thought a place was worth which may/may not be inline with your opinion.
Hi Tinkerbell, I was kidding about parking on your road. I only ever stop for a few minutes to drop the kids off so I don't actually need a space, but there never is one even if I wanted one.
