Thanks!

Good News from East London Lines: http://www.eastlondonlines.co.uk/2013/11...isham-pub/

Quote:
A statement from Punch Taverns said: "With the Honor Oak currently being closed for trade, we are aware that there may be some concern regarding the future of the pub. We can re-assure the community that we see the pub very much part of the long term future of Punch Taverns and we are planning a £350,000 investment and refurbishment beginning in January with a gala reopening in mid March."

After closing in May, The Honor Oak was the subject of a campaign by the Forest Hill Society to turn the business into a co-operative pub. The co-operative would have required Punch Taverns to consult the group on any sale, giving the community the option to take over the pub before it could be sold to another buyer.

Fantastic news. Thanks Michael.
Let's hope they put the right landlord in.

Crikey, has it really been closed seven months? It must be over a year since they painted the place grey, then. We used to love Thursday steak night before they changed everything. (We weren't ever too keen on the sticky-feeling tables but apart from that...)

£350K is going to buy a pretty spectacular refurb, though, isn't it? Hope they're not overegging this particular pudding. Or is there major structural work needing done?

Good point! Heck, yes!

Apparently the last tenant stripped the place bare - including removing the radiators, so there is plenty of work to be done.

To add icing to the cake of Punch Tavern's announcement, we have just heard that the council has approved our bid to list the pub as an Asset of Community Value.

Lewisham Council wrote:
Re: The land and outbuildings comprising the Public House known as The Honor Oak Pub, 1 St German’s Road, Forest Hill, London, SE23 1RH

I am writing to confirm that on 13 November 2013, the Council decided to include the Honor Oak Pub on its list of assets of community value. A copy of the Council’s decision is enclosed. This letter is formal written notice of inclusion under Section 91(2) of the Localism Act 2011 (“the Act”).

Now that the property is included on the Council’s list of assets of community value, if the Owner subsequently decides to enter into a relevant disposal of it, it will be required to notify the Council in writing under Section 95(2) of the Act. For the meaning of “relevant disposal” and for when a relevant disposal is entered into, please see Section 96 of the Act.

On receiving notice of a relevant disposal, the Council will then update the entry in the list for the property to reveal that notice has been received, give written notice to the Forest Hill Society (as the community nominee who originally nominated the property to go on the list) and will also publicise the proposed disposal in the locality.

If within an initial moratorium period of 6 weeks the Council receives a written request from an eligible community interest group (as defined in Section 98(3) of the Act) to be treated as a potential bidder, the Owner will be informed and this will then trigger a 6 month full moratorium period during which the Owner will not be able to dispose of the property whilst the community group prepares its bid. Please see Section 95 of the Act for full details of the “Moratorium” requirements and Section 97 of the Act for full details of the “Publicity” requirements.

Please note that certain disposals are exempt from these requirements. These are defined in Section 95(5) of the Act and Schedule 3 of The Assets of Community Value (England) Regulations 2012.

In accordance with Section 92 of the Act, the Owner now has the right to request the Council to review its decision to include the property in its list of assets of community value. The Owner has 8 weeks from the date of service of notice of listing on them to request that the decision be reviewed. If a written request for a review is made within the requisite period, the Council will then carry out an internal review of its decision.

The Owner can request that this be at an oral hearing at which it and/or its representatives will have the right to make representations orally and/or in writing. If the Owner does not request an oral hearing, the Council will decide whether or not an oral hearing is required. If following that review (which must be completed within 8 weeks unless the parties agree otherwise) the Council decides that the property does not fit the criteria of an asset of community value, the property will be removed from the list. If the Council decides to remove the property from the list, you will be given formal notice of removal under Section 91 of the Act stating the reasons for the removal. If the Council decides not to remove the property from the list, the Owner has a further right of appeal to a First-Tier Tribunal.

The Council’s list of assets of community value is published on its website and is available for free inspection. The Council will be registering the inclusion of the property as a local land charge. The Council will also be making an application to the Land Registry for a restriction in the prescribed form to be registered in respect of the property.

If you have any queries regarding this letter or the implications of the inclusion of the property on the Council’s list of assets of community value, I would advise you to take legal advice.

Many thanks to all those volunteers and Council Officers who have worked so hard to achieve this result.

Good work on the ACV application. Let's hope Punch are true to their word. They often aren't. Speaking personally, let's also hope they put in a few soft surfaces to break up the echo-chamber effect in that place, which I never warmed to, but is my closest pub.

It seems like a good chance to remind everybody that the Forest Hill Society is always looking for new members and people who want to get involved in shaping the future of Forest Hill.

Our AGM is on 12/12/13. Details available at http://www.se23.com/forum/showthread.php...1#pid58201

We really could do with some additional volunteers on the Development committee (saving pubs just part of our brief), and on Communications - which have been suffering due to all the stuff we are doing and don't always have time to write about!

SE23.com was where the Society started so I hope we can continue to recruit new activists from these pages. And it really can be fun too.

If you are interested or want more information send me a PM or email michael@foresthillsociety.com

Just spotted this, about a King's Lynn-area community buying their pub - from Punch Taverns...

Quote:
"Villagers in Shouldham are rejoicing after a grant matched the £150,000 they have campaigned to raise in order to buy their village pub and run it as a community venture...."

"that is amazing work. can we do this for the old bank? "

Given the building is vacant presumably it wont be possible to add this to the list of assets of community value Michael?

I would dearly like something to happen to it too Unsure

Some blue-coloured posters have appeared on the Honor Oak pub, referring to the improvements to be made, and reference to the London Borough of Lewisham Licensing Authority (Laurence House, Catford) where the documents can be inspected between 10.00 and 16.00. Reference is 12.106. P.T.P. 1001.
You cannot look this up on line at the moment because the Lewisham Council website is undergoing maintenance over the weekend.
The blue posters are from TLT Solicitors, 1 Redcliff Street, Bristol BS1 6TI.
So it looks things are really going to happen!

I don't think this would be applicable to an old restaurant / bank. Pubs have a recognised value in the community that is different from 'just another retail unit'.
I would like to see the same happen for Chandos.

The Chandos - I thought it was like Voldermort - never to be mentioned on the forum!!
It is a community pub! Of sorts.

Actually the place that does not get mentioned on the Forum is Stone Bar on HOP parade. Its been there for quite a few years now, but somehow never seems to attract a mention - whether good or bad.

But it would be good to see the Honor Park pub reborn. Preferably with a repaint job, something brighter than East German dark grey (and some sound proofing inside, the bare boards do reflect noise).

As for the Chandos - it fulfills a role, I tried it a couple of times, but just don't enjoy it - even to watch football.

There seem to be lights on inside the pub in most of the rooms.
Not sure if this is just for security or if work is going on inside.

The posters on the outside state that they are building an open plan kitchen on the ground floor, and then moving the toilets upstairs, presumably where the kitchen was.

But presumably they have to keep the ground floor disabled toilet otherwise they won't get planning permission.
Anyone like to comment?
