Location Location Location hits Forest Hill Thursday 5th September at 8pm Channel 4. Great publicity for the area. Saw the trailer for next week on this weeks episode and noticed Kirstie drinking in the Dartmouth Arms.

What I liked was the fact that they were looking at ED and FH - so FH was presented as just as nice as ED and a worthy place in its own right. They did the right thing and the flat was great.

Not for the first time Brockley Central live blogged through an episode of Location, Location, Location only for the winning house to be found in Forest Hill.

Phil and Kirsty must love doing these shows in SE London as they are so predicable. Show people a flat/house in Forest Hill and they will buy it.

Did anybody in Forest Hill bother to watch such a predictable plot line?

I must confess that I enjoy the South East London episodes as they promote the area.

An offer was made on the Forest Hill flat but they withdrew on the basis that the lease contained "unusual" provisions regarding the works that they wanted to carry out.

Given that the works included extending the return at the rear of the property, it was perhaps not correct to state that the lease contained an unusual provision as such works are prohibited in virtually all leases as the exterior wall that would need to be removed is rarely demised. That's not to say that a deal cannot be done with the freeholder.

The tension with the other couple was fun to watch....

I watched this. I suspect the reaction of the couples in the programme was the same as mine when I alighted on FH back in 2011 - surprise and delight that such a nice and well-connected area was so (relatively) good value. Prices have gone up since then of course but it still offers much the best value in the surrounding area, being nicer than Catford/Sydenham, much cheaper than ED, and cheaper/better amenities than Brockley.

That would be great to find out but sample size (c. 3600) is way too small for that methinks and besides, only reports rather than actual dataset seem to be available to download which is a pity - had thought with open data licence that it should be.

I took all the data from http://data.london.gov.uk/dataset/annual...be4dd38c99 (Excel file)

Sample size of 3600 is statistically large enough to draw some conclusions, but it almost certainly contains some bias (such as only being conducted online). It contains a number of biased questions and options for answers. There are also some badly worded questions (like where are ' Road routes circling outer London' - does that include M25 or the North/South Circular?)

But once I started looking at the differences between sections of London there were some clear patterns that emerged.

Data analysis nerdy point alert: that is a report not the data but I agree 3600 is large enough for North/South London comparison just not for individual areas especially as not a random sample.

This does back up my intuition that South London is the happier sector of the Big Smoke to live in. The question is though, will that change if we actually manage to convince miserable North Londoners to live here? :-)

As the vendor of the property on the show, I can confirm that Chipcity has hit the nail on the head. It wasn't the clause in the lease, rather the vast underestimation of costs to accommodate a work around of this clause that caused the transaction to fail.
