The empty plot of land on the corner of Perry Vale and Westbourne Drive is up for auction on 5 June. Guide price is ?280k plus. It's Lot 79C here.
It doesn't have planning permission for anything and I've always imagined that the plot's relationship to the adjacent buildings would make it very difficult to get permission. According to Lewisham's planning website an outline application for a single storey house was made in 2003 but turned down on the basis of it being over dominant and obtrusive, and reducing the outlook of adjacent occupiers.
It would make a nice garden though! Anyone got a spare ?300k they'd like to contribute towards a community garden?!

I'm sure this will be built on eventually, but if limited to a single storey, then ?280+ is well over the odds.

Yes I wondered abou this spot.
Price seems totally stupid but let us hope no planning permission. I would density in the area higher than average in SE 23

Yes next to the 2 dolls houses ( Swiss Cottages ) on corner of Westbourne Grove.

Nice idea for a community garden. Talking of which there is a green space on Wesbourne Grove (left hand side, towards south circular) which I call dog poo park. Real shame nothing more is made of it. Alternatively, if the space is restricted in terms of construction, a big community grow your own veg patch would be a great thing to do!

Sounds great but no chance of it happening I think. Although I know the area very well cannot remember if there was ever a building on the site or not. I would imagine if there was a house on the site they would get planning permission for another house , but at that cost of the land , god knows what the house would sell for( or try to sell for ).
I think we should as a society not object to 1 house ( assuming 1 was there before ) but stand firm against multiple devolpments.
They probably would get permission for 1 house but would not be economic to build it.
I would have thought someone contemplating that sort of money for this small site would not buy unless they had the nod from LBL planning commitee, or am I reading too much into this.

I imagine that it is very likely that planning permission to build a house is likely to be given if a house was on the site previously.
It is actually possible to apply for planning permission before you own a property.

A community garden?? Right, somewhere else for the yoofs to hang around and the rest of us to give a wide berth to. Decent quality housing would be my preference.

Unfortunately, Lewisham Council seems to be selling allotments, e.g. Adamsrill Road allotments.

You are joking someone paid GBP 250k. I suspect they must already have the nod from the council as to a large devolpment otherwise I am sure would not have paid this month.
So much for allotments or city farm or play area.

I find it difficult to believe that a large development would be allowed, since the Council have already turned down a one storey house.

We should ensure the new building is no bigger than the original ( if there was one ). We must campaign against another multi occupied dwelling.

I would support any action against anything inappropriate. As I would hope people would about 6 Church Rise too.
Fed up of seeing wierd and wonderful creations around here now.
