"You'd think the whole of HOP had been invaded by Daily Mail readers. Perhaps that's it; maybe people are worried about plummeting house prices as hordes of pizza-guzzling chavs (most of them illegal immigrants) defy their ASBOs and descend on the Parade of an evening, powerless to resist the aroma of baking pizza dough and the twang of mozzarella stretched (like themselves) beyond endurance?"

People who care about how the high street looks or the shops that appear on it are not automatically "daily mail readers", nor do they fit the stereotype you so colourfully depict. The vast majority of new businesses that have opened recently in HOP are making an effort to make the parade a more pleasant environment for shoppers and residents.

No need for me to repeat what Cheeky has so eloquently posted, but I'm not sure it is fair to denounce anyone who would prefer NOT to have a fast food chain in the parade's flagship unit as a classist snob.

Ok, I will officially out myself as a former frequent user of the Old Bank Restaurant, lover of all things pretty looking, Guardian reading lefty snob with nothing better to do than worry about the aesthetics of our little HOP parade. There you have it. I'd love to see a nice restaurant or decent pub there.

And I'm happy to vote with my feet (or phone-dialling thumb if needs be) against a Domino's in that location. There are plenty of other fast food pizza joints to cater for my occasional dough cravings.

Yes, it's a free market and all, and yes, if the Domino's isn't getting enough custom, it'll be replaced by something else. But before that, they're likely to put up their ugly looking fascia and carpet-bomb the area with yet more pizza leaflets. No thanks.

I agree with all who don't want a dominos. As you know from my earlier posts I spoke to the powers to be at Dominos and they did not say there was a site on their pipeline, but this could change as they were actively seeking a unit in SE23.

The latest on this is that it has now been let, I know this as a friend and I approached Wilmotts with interest in the unit. The deal is in the hands of the solicitors at the moment drawing up contracts ect, it is moving quickly by all accounts and it has been acquired by a restauranteur. That was all I could find out. Looks like the waiting game will be over soon! Whether it is Dominos remains to be seen!

I seem to remember that they had one on Forest Hill a few years ago (opposite Boots?). They obviously couldn't make a go of it then so what's the difference now?

Complete and absolute disaster!!!

Probably the best building and location on our highstreet is going to be a dominoes.

http://acolnet.lewisham.gov.uk/LEWIS-XSL...mkey=64364

I don't care what anybody says, this is the worst news going for our highstreet, just as I thought the highstreet was turing a corner we are all now to be welcomed by another Pizza Takeaway joint!!

I am emailing planning@lewisham.gov.uk for details on how to lodge a formal oposition against Planning Application DC/11/78332/X. I suggest others do the same. I will be setting up a website and a petition against this application in the next 24 hours.

People might not like the idea of Dominos coming to Honor Oak Park, but only time will tell if their is a demand for what they sell. If not, it won't last.

I have created a petition online to try and persuade Lewisham planning to consider that having a fast food shop take over the finest looking shop front in Honor Oak park isn't in the best interests of the area.

There are enough other vacant properties in the area that could easily accomodate the applicant. If you agree I'd appreciate you taking the time to sign:

Thanks!

Hate to sound defeatist on this but I'm not sure what material planning grounds there are going to be to refuse this application. The parade is fairly small but still has a number of eat-in/A3 class units so there isn't pressure to retain that unit at its current use. I'd guess it'd be difficult to find a technicality on which the PA could be refused too (given that Dominoes are a large company and will have specialists working on their planned units).

I'd have thought your best bet would be to garner a lot of local support to encourage Dominoes to apply more sympathetic branding than they usually would, based on your assertions about the quality of the building. However, it isn't listed or (I believe) in a Conservation Area so there wouldn't be any obligation from either Dominoes or LBL to support this.

I completely agree that this is not a good use for this shop and the signage is likely to be out of character with the building, although the plans are not yet online (they usually take a couple of days after the notice goes on the website).

The council have policies relating to shops and the most relevant is STC 9. From http://www2.lewisham.gov.uk/lbl/planning...pter8.html :

Quote:
STC 9 Restaurants, A3 Uses and Take Away Hot Food Shops
Restaurants, A3 uses and take away hot food shops will be granted permission where they satisfy the following principles:
(a) their location, design, parking and traffic generation is acceptable and does not conflict with other policies in the Plan;
(b) they do not harm the living conditions of nearby residents, including that created by noise and disturbance from users and their vehicles, smell, litter and unneighbourly opening hours; and
© parking and traffic generation is not a danger to other road users, public transport operators or pedestrians.

In addition applicants will be expected to provide acceptable arrangements for:
(d) the efficient and hygienic discharge of fumes and smells, including the siting of ducts - which should be unobtrusive;
(e) the collection, storage and disposal of bulk refuse and customer litter;
sound proofing, especially to living accommodation above; and
(f) the impact on neighbours of the proposed opening hours which will normally be restricted to 8.00 am to 12 midnight in the Major and District Centres and 8.00 am to 11.00 pm in Local Centres and Parades.

STC 9 (f) is particularly relevant and it will be interesting to see their proposed opening hours as they should have to close at 11pm. But I think the other policies in the section are also relevant.

Another help policy from another section of the same document:

Quote:
URB 8 Shopfronts
The Council will seek to establish and maintain shopfronts of a high design quality by:
(a) retaining shop fronts of quality, either original to the building, or of particular value. If this is not physically possible, the replacement should use appropriate design and materials;
(b) requiring all new shopfronts, including signs, to relate well to the original framework and scale of the building within which they are placed. Existing original fascia and pilasters or columns which form the shop surrounds should be retained or reinstated, including where shop units are combined. Materials should also relate well to the building and be of high quality, the use of timber will be encouraged, and the use of aluminium discouraged. If this is not physically possible, the replacement should be of a sympathetic design and use appropriate materials;

I found a similar building that includes Domino's Pizza in Dalston: http://maps.google.com/maps?q=map+E8+3RB...74,,0,6.33
This is quite a similar building and has been branded as Domino's in a relatively understated way (and closes at 22:45). It will be interesting to see how this application compares to the Dalston branch once the details are available.

BCM,
I assume your photo is a mock-up you did and not the official photo provided with the application. I would urge you to wait for a day to see how it will really look. If it is like the one in Dalston it would be slightly less of an eyesore. But that does not mean that there are not other issues that need to be carefully examined.

Hi Michael

It is a mock up, but it is representative. My source for the signage was actually a similar era property.

On the assumption that the odds are, unfortunately, stacked against getting this refused on use grounds, I agree that we should focus on the signage issue. Lewisham could and should exercise some control over signage. The policies are clearly there for them to insist on it being sympathetic to the building. If the plans are not of the more subtle kind highlighted by Michael we should really push Lewisham on this point. Lewisham should set out as a condition in their granting of permission, if they do so, that it is on the basis of specific sympathetic signage which has been agreed as part of the application.
