Does anyone have information about service charges at the Grange? Also whether the charge includes heating or not. And also, are lessees levied for other works in addition to the service charge? If so, how often and how much has this happened?
I would really appreciate any responses. Thanks!

I pay just over 1000 pounds per year service charge and that includes heating and hotwater from central boiler. Heating is very warm, oodles hot water BUT partly because it is Grade II Listed, and partly due to age of building and partly becuase of Freshwater (Freeholders) there are endless other costs. I have just paid several thousand in past year, for my share of new water boiler, major refurbishment of common areas. I love the building but the extra costs have always been high

Thanks very much for your reply, Wendy. Is that for a one-bedroomed flat?
Is it very common to be charged extra on top of the service charge? Are there hidden extras like charges for parking and so on?

I own a studio flat at present, but I used toown a one bed here in 90s. I think it is very common for extra charges...I would count on having to pay some charges every year and not small amounts.
What you get for your money with service charges is a resident full time caretaker (this one is so helpful and kind, I cant speak highly enough of him). You dont get garage or parking (it is in the street), but I believe you can lease a garage.
Although you end up with extra charges the building is in good order. I love the bulding although at moment I am letting out my studio, as i am living in Australia most of the time adn i need the money.

I would say count on 1000 and it may be more. Perhaps someone else has a history of charges.

One other very important point is that the Leases are getting short, I am about to extend mine. I believe a recent extension of a studio was 14,000 pounds, but if that included all legal costs and survey I am not sure. I cant remember exact number of years but think it has got just below 80.

I rent in the building, so don't know how much my landlord pays in fees. But it's worth noting that the lower ground floor can get extremely warm, due to the heating pipes for the entire building being under the floorboards. Although at the moment it's a tad chilly as the boiler has broken down! But thankfully with a live-in caretaker it usually gets fixed quite quickly.

Hi everyone,
I am doing a lot of research into Taymount Grange. My grandma and 'pa moved into Taymount Grange soon after it was built and lived there throughout WW2. They then purchased a bomb crater a few doors down and built a beautiful south african style bungalow to live in. This was, devastatingly, demolished in the 80s to make way 80's flats on Taymount Rise.
I would be really interested to hear from anyone who lived/s in Taymount Grange living in flat numbers 51 or 61 (we can't remember which) as i'm essentially trying to trace their footsteps as it were.
Also, would love to hear of anyone who remembers the Cape Cottage (bungalow i described) or anyone with nostalgic memories of life in Taymount Rise or the grange, or croft, to share.
