Couldn't agree more. Is a great place to live and lots to offer. Yes, could do with another pub and stand alone restaurant, but offers easy access to London Bridge and then to East Croydon if need to get to Gatwick. The Honor Oak pub is worth a visit too.

Crime is not a huge problem, no more than other similar areas in London. With East London line coming place still has more value to realise.
