Hmm...the article was written nearly a month ago and says the crane is "about to be dismantled and moved". But still nothing seems to have happened! Obviously there are H&S issues that have to be addressed but it does seem odd that nearly 3 months after the accident it still hasn't been dismantled. I can't imagine the construction company are too happy about the delay.

Just in case anyone else in Forest Hill has been wondering about the new building site inside Bird in Hand Mews....
I called KFH land/new property dept today (KFH seem to be selling all of the flats within the Phoenix Works when completed) to find out if/when the work will start again.
Apparently the work has stopped due to the 'current climate'. They assure me that it will be finished, one day, but couldn't confirm when exactly this will be. So for now I'm afraid it looks as though we're left with another heap of building materials on our landscape.
Sorry to deliver the bad news.

For those of us who live nearby, this is a nightmare!
There are huge piles of rubbish inside the temporary barriers around the site that have either been dumped by the construction company working on other sites nearby, or (more likely) fly tipped. This causes dust and dirt to fly out of the site and cover everything in the area, in addition as part of the Bird in Hand developement there were proposals (for better or for worse) to link Dartmouth Road with the little walkway that runs along side the tracks via Bird in Hand Passage and after 4 years, these are still on hold..
Ive emailed the council, but no reply. I suppose after 4 years I shouldnt expect anything soon.

Thank you Michael for posting that link. I've now sent my message in to one of the councillors in the hope that they may be able to help us sort this all out. It's certainly making life in Forest Hill quite depressing when you come home each night to life in a construction zone that'll never end.

You can contact the builder direct he is working on part of the site every day his name is Rob. He is doing up the shop and flat opposite Paddy Power currently on corner of the side road by Cafe.
it was Rob who put the piles of rubbish there from the flat and shop he is doing up so he should sort it out.
Alternativeley call the following numbers: Building sites should be kept clear and clean so they may help. Names may be a bit out of date but numbers should produce the right departments. Good luck!

As Michael flagged up on another thread, there's a
new planning application for the Phoenix Works site:
"The change of use of the existing buildings at Phoenix Works, Bird in the Hand Passage, SE23 from 14 residential units, 10 live/work units and 2 commercial units (Use Class B1 Business) to create a revised mixed use scheme comprising 5 commercial units (Use Class B1 Business), 3 one bedroom, 4 two bedroom, 6 three bedroom, 7 four bedroom self-contained flats, 2 two bedroom, 1 three bedroom, 1 four bedroom self-contained maisonettes and 2 three storey, four bedroom houses plus the construction of a single storey extension at second floor level on the west section of the building (to the rear of 25-33 Dartmouth Road) and the construction of a three-storey infill extension at 2nd, 3rd and 4th floor levels over an archway, at the eastern end of Bird in the Hand Passage, abutting Bird in the Hand Mews."
In short, it seems they want to change it from:
- 14 residential, 10 live/work and 2 commercial;
to
- 26 residential and 5 commercial units

This application went to planning committee last night. I was not able to attend but apparently after initially voting against the application (2-0 with lots of abstentions), the planning committee changed its mind and approved the application.
We will soon see this development take shape with a density of 950 habitable rooms per hectare as well as commercial premises underneath. To give you an understanding of this figure this is 50% more than Berkeley Home/Forest Hill Central site, and is 20% more than the maximum guideline for urban locations set out in London planning guidance.
I'm sure this will development will bring increased vitality to the town centre, but the cost is the highest density development in Forest Hill. It did not need to be like this, planning permission had already been granted which met the London planning guidance.
Unfortunately Lewisham planning department and planning committee B have let us down again.

Horrendous over-development of the site - and not one car parking space!
I had looked at this application and couldn't believe the amount of 4-bed flats - I can't imagine there are too many private buyers who'd be looking to buy those - so I reckon this is just the prelude to another future reapplication, which will no doubt seek to virtually double the number of individual flats by reconfiguring into more-marketable 1 & 2-bedders. (Unless they've got a housing association lined up to place lots of large families.)

Whilst they may be packing them onto the site, over dense developments are not so desirable for owner occupiers so they may actually find them hard to sell/let in the end, especially in this market and despite the ELL so it could be a bit of an own goal but I suspect the real driver has been to dispense with the live/work units for which there may have been a limited market.

I have mixed feelings about this. I live very close to the horrible building site that is Phoenix works at the minute, and whilst it is far preferable to me to have a completed building than what looks to be a war zone - I dont want a continuous traffic jam with confused delivery people, visitors and the regular stream of curious punters that exists now, but Im sure will increase with new buildings to look at. Believe me, its already quite bad without a whole new block of flats as there are three blocks in this little area already.
At the minute the Phoenix Works site houses a fox den, is a (dangerous) playground for local kids, an extra toilet for the punters of the Bird in Hand Pub (and also a place where drug deals regularly take place) and up until recently has been a place to store rubbish from the developer's other projects.
The one thing that this may lead to however is better policing of the patrons of the Bird in Hand pub who regularly break glasses, leave rubbish all over the street and shout and carry on until closing time during the week and all day in the weekend. Despite letters to the council about this, they (the council) arent prepared to act. Perhaps with another 100 or so people in the area they might.
