Quick update. Huge, but well put together hole in the ground now.
They seem pretty sure what they are building now.

Still not seen anything on the planning website, but knowing the council its 6 months out of date.

Not particularly different from the previous proposals, but obviously easier to demolish and start all over again. That is despite assurance that Snazy and I heard from the previous developer, before they sold the plot to somebody else.

The lesson here is that whatever assurances you receive that a building will not be demolished (rather than massive excavation around an existing building), you shouldn't entirely believe it. In fairness, outside a conservation area (or a listed building), nobody requires planning permission for demolition of an existing building. And in this case (unlike 14 Waldram Park Road) nobody died during the demolition process.

The correct thing to do is to wait for planning permission before commencing construction. However, they may find it necessary to continue with some work to prevent damage to the excavation site.

Work has gone on til late into the evenings, lots of concrete deliveries, so they are clearly confident that all will go ahead, as the basement area is WELL underway now.

Michael, Ty told me the project was not viable for them any more and the sale was reluctant.

In fairness the quality of the work has so far been FAR superior to that of #6

Not looked through the plans yet, but received a letter from planning yesterday, so will look now.
