The proposal involves the demolition of a dwelling and the development of a new building to the front (roughly to the same dimensions as the existing house), together with the construction of five dwellings to the rear. It should be noted that the supporting text defines rear gardens as “the entire back garden to the rear of a dwelling or dwellings as originally designed”. For this reason, the
development is considered to be back garden development. Note: The development proposal no longer includes development in the rear garden and therefore does not qualify as ‘backland’ development.
