prices are only going to go one way, and they are not inflated. Not at least when comparing to those areas which FH still serves in an overspill capacity. I know for a fact that my own property would be worth £900k in East Dulwich. You can therefore safely assume that eventually my house will increase to that price, but which time the ED property would be worth £1.2m.
As long at FH serves as an overspill area to more expensive postcodes, people will continue to pay increasing higher prices.
That's the reality of it folks.

We recently had our property valued by a real estate agent. We have a 3 bed 1920's style house off Grierson Road near HOP station. The agent valued it at 585k, and thought it might get over 600k if there was a competitive bid process.

Yup. Doesn't look too far off the mark given one in Grierson is asking for something over 600k, and another in Riseldine wants 575k. 18 months ago, these were selling for low to mid 400's.

Well, any comfort provided by this thread soon wore off...

BCM It's fun to find, go to the end of Clyde Vale or Terrace (lane between the chinese and hairdressers on D Rd} and take a right turn. Follow the path and find a gate and a little bit of a maze that will take you there. I find it quite enchanting, and a lucky find in SE23 if you find it, please let me know how you get on. Pauline.
