The average 1-bed flat is not £281,000 though, surely.

I would love to, but it's way, way, way, too expensive for me. Property prices, especially new builds (why are these more expensive?), are ridiculous.

For an asking price, sounds about right.

1 bed flats in se23 start at £175,000 up to £375,000 according to Right Move. So £281,000 is about the middle-ish.
