We are hoping to move to SE23/SE4 in the not too distant future. We are looking for a two bedroom property, preferably with a garden. Now for the But, our budget is around £185,000. Is anyone either wanting to sell and avoid estate agent fees? Or thinking about selling and haven't as yet put it on the market?
We are first time buyers and so have nothing tying us up, we would also like to move sooner rather than later as we have to apply to Primary schools for our daughter.
We are more than happy with a property that needs work.
Any ideas would be much appreciated.

I'm afraid you may struggle. There doesn't seem to be much on the market at the minute. £185 would certainly get you a 2 bed flat as that is about eh going rate for purpose-built 2 beds but unless you get an ex-LA one the garden will tend to push the price up. Avoiding the agent is only really going to save you a couple of thousand, probably not enough to make the difference. SE4 often seems slightly cheaper than SE23 but you have to take into account the different mix of properties and the fact you aren't comparing like with like.
