I am planning to put an offer in on a house in the Pearcefield road area and have looked at this forum to try and find more info out about the Sainsburys development. This site is so helpful! I am really worried however at reading a posting from last year refering to trouble with Sainsburys delivery lorries. Please can someone give me more information. Are they really that bad? Where do they tend to park (exactly) and what is the traffic like around the local roads from the store. Does anyone know if the new shop is set to be a 24hour? This will really effect my decision to purchase in this road and I need some advice! I come from a very quiet flat in the Dulwich area, I love the look of Forest Hill, but don't want to be invaded by Sainsburys.

Do you really want to leave in a small, weird trapezoidal house priced at - IMHO - somewhat over the market rate, opposite a load of bottle banks?
There are no plans at present for 24 hours. I think this tends only to be the larger type stores rather than the High St type?
As far as I know the lorries park up along the lane up the side of the bottle banks, and sometimes on the road just off Manor Mount..?

I thought there were problems re delivery hours, ie huge trucks very early in the morning, and there was a local campaign to control this. Personally I wouldn't live in this road for this reason.

I live on the road, so I'm probably best placed to comment...nor will I insult the houses (and therefore their owners). The lorries are not allowed to deliver until after 8 in the morning and they stick to this. At the moment, with the building, there are lots of lorries but they are generally considerate. When the new store is built, there will be more space for deliveries, so there should be less waiting around time. The bottle banks are moving, so that should no longer be an issue. The new flats on the road will partially disgise the car park and will make it feel more like a `street'. On the whole this is a quiet road with nice neighbours. Nothing can beat its proximity to the shops and station.

Well - except Davids Road, Devonshire Road, Havelock Walk. Etc.

I was about to say, there you have it, from the horse's mouth, but that would be a bit rude - "an informed opinion" would be better.

The new flats should certainly help screen the car park I agree, though there may also be "cons" to set against this "pro".

The house is still weirdly trapezoidal though and expensive for the size.

Must you really keep posting such pedantic and tedious message? Regarding the house in question, if someone is willing to pay it, then that is whatit is worth. It sounds like you have a serious case of sour grapes. Did you have your house valued recently?

Talking of wierd shaped buildings does anyone on line know who bought the former toilet block (converted into a house) at the beginning of Devonshire Road? If Newman wasn't banned I'm sure a thread on wierd shaped houses would already have kicked off.

Ah well, easy to accuse of pedantry when guilty of careless writing. Perhaps you are the sort of person who is often finds herself "literally glued to the TV"?

No sour grapes here and no harm seen in offering opinion on property prices to one less familiar with the area! FH is (still) a lot cheaper than many areas and what would be a bargain elsewhere may be a little over the going rate here, that's all...

I lived in Davids Rd for six years, and the delivery lorries weren't a problem. The ambulances were sometimes annoying (even without horns late at night), but you shouldn't get that in Pearcefield.

I suppose there are likely to be more deliveries to the new bigger store. I guess it is an irritation for Sainsburys to have to run small single axle trailers to the old store - I wonder if the new one will be designed for bigger ones? Could check the planning application...

Cheers,
Les.

Did I not see a plan on this very sight for the new layout to carpark etc and delivery arrangements?

Also on the subject of house prices etc, did anyone see Location Location the other night when they were house/flat hunting in Forest Hill?
