Buying a house in Forest Hill

We have been on several visits to the area and like the area and are therefore actively looking to buy a house in the area. Our preferred location is on top of the hill near to the Horniman gardens and museum. We would ideally like to buy privately rather than through an estate agent especially after reading the latest reports from Which? and the OFT. We would be interested in hearing from anyone who is seeking to sell. We are looking for a 3-4 bed house with a garden. A house that requires cosmetic refurbishment will be welcome.

We would also like suggestions on what other pleasant leafy roads residents recommend. We are also seeking feedback about Derby Hill/Derby Hill Crescent and would like to hear from any residents in the area about these streets and general safety especially late at night.

The Derby Hill area is near where I live (Forestholme Close, top of Taymount Rise) but I don't know what those streets are like. One resident of a terrace that comes off of the top of Derby Hill lives a little too close to me for my liking...but on the plus side she has increased my vocabulary of swear-word combinations.

That said, FH Close is a friendly and fairly peaceful street, right on the 185/176/312/other bus routes and about 5 minutes from the train station - I'd recommend it. The houses (1969 3-storey, 3/4 bed town houses) aren't exactly externally pretty but I *believe* there is one for sale...

Good choice. We live above the Horniman and it's a great place to be. The Residents' Association (TLERA) is fantastic too. we'd definitely recommend moving here. However, we have seen three houses on Westwood Park go up for sale in the last month and they are all sold now, so you have to move quickly. Good luck.

Any of the streets around the station going towards the horniman or under the bridge have good streets and properties.. I live under the bridge on Waldram Park road and even though people seem to see this as the less desirable area the roads leading of it have some of the largest and nicely designed streets.. ie church rise and sunderland avenue etc...

Although towards the Catford end of FH I recommend the roads around the Sainsbury Local/Brockley Rise area - peaceful, only 10 minutes from the station, 24hr Sainsbury/petrol, and doctor/dentist within a few minutes walk. On the 185 and 122 bus routes and 10 minutes on foot from the nearest 176 stop

Stick with the hill. You're moving to Forest HILL so you may as well live on it. Remember that the area stretches from Dulwich to Catford. The change is gradual. Draw your own conclusions!

I would recommend the Wood Vale area along from the Horniman Gardens. It is leafy and fairly safe. We have moved near to Canonby and Netherby Road.
At the Canonby Rd peak the views are the most spectacular in London.

I agree about Wood Vale being desirable, esp if you can get a house with a garden letting on to Horniman's nature trail - it used to be like being in the country in the summer. Unfortunately Horniman's latest administrators often host hugely amplified and very unmusical gigs at weekends - Wembley Arena style - so near neighbours can't use their gardens or open their windows for fear of being deafened. However I believe this may be deemed illegal in the near future, so it is still worth considering the area. Good luck.

Oh don't be miserable...!

It's hardly that bad. It's good to have things on. Try making the trip up and sitting on the grass by the bandstand. Very pleasant on a summer's day. Musical tastes vary of course but it's not as if they host "Monsters of Rock" or something...

Thank you all for your honest responses, whether we get a house in our location of choice on top of the hill, we certainly enjoy this website and can see that the residents of Forest Hill are a lively bunch and love the area - warts and all-.

In the meantime do let us know if someone is interested in a private sell, we are still looking.

Have you had any luck, R&C? I am looking in the same area but for a flat. I've only been looking for a couple of weeks but it seems like the residents love it so much, no one wants to move out :o)

I'd love to sell my 1 bed flat - but I can't afford the considerable price jump to a decent 2 bed - even with 3 years worth of equity to fall back on. A real shame. Prices are really shooting up round here. I don't really want to move further out 'cos I think Forest Hill has much to offer...

I totally agree. Forest Hill does have a lot to offer. Pity I can't find anywhere. Looks like I'll have to pitch a tent in the Horniman Gardens.

Could be why there's a lack of flats coming up for sale - people are a bit trapped at the first time buyer level and can't move up, unless they leave the area altogether.
I mean it's getting crazy - I'm now regularly seeing 2 bed flats on the market for £180,000 plus. I could probably find a buyer for my flat 'cos it's relatively "cheap" but I can't afford to move to anything better. :(

We are considering putting our beautiful one bed flat on the market. We love the area and are not keen to leave but may have to due to work commitments. It's on the very desirable Manor Mount (very close to Hornimans - we often go there with a picnic and the papers on a Sunday!), has very high ceilings and huge windows with great views over London. It's good to know that people are keen to buy in the area - it's got lots of potential. I can see why the area is becoming so popular. We haven't seen many other flats for sale in estate agent windows either. Hopefully we won't have to wait long to find a buyer once we decide to sell.
