One of the staff told me that the wonderful plans for a new Sainsbury's are now on hold as Sainsbury's don't have the money to see it through! Has anyone else heard this? Can it be true?

Hi - Sue Wright in planning at Lewisham Council is dealing with this one. She'll be able to help.

I emailed the Council a month ago about this. They were extremely helped and told me "Planning consent has been granted subject to the signing of a legal agreement called a Section 106 (there are, however, other agreements to be made concerning land ownership, and management/maintenance etc). Once this is signed, and it appears there are no particular delays other than the fact that such negotiations are legalistic and often time consuming, the planning consent is issued and works
can start."

However, I suggest that you drop her an email and let everyone know what the current situation is.

i heared the same thing, from a member of staff. it seems all our constant delays have put us back on the priority list... next year maybe just have to keep walking past the derelict shops i'm afraid.

As someone who lives in Waldenshaw Road, I would like to know where all the construction lorries for this new Sainsburys will be going? I suspect I know the answer!! Already neighbours are complaining about cracks which have appeared in their homes due to Sainsbury delivery lorries constantly using our road.

Hi - any more news on the extension? I've asked several Sainsbury's staff and have had conflicting answers that ranged from start dates of a month to at least another year.

It would be a shame if this planning permission was a tactic to boost the value of the site before selling it off, rather than to deliver some tangible benefit for the area. Perhaps Messrs Sainsburys or their PR machine would do their loyal customers a favour and let us know what's going on. Seems that we are also now losing Boots.....

E-mailed Sainsbury's and received a vague answer of sorts. No date set, Forest Hill will get some improvement of some sort in some time etc, etc. Ask the Branch Manager. No mention of the much publicised renewal plan- is it shelved? If anyone knows, they certainly aren't telling! As to Lewisham Council; well after the Forest Hill Regeneration Plan consultation exercise two years ago very little seems to have happened. Maybe too busy deciding how much to hike up the council tax and deciding what the elected Mayor actually does (does anybody know?). Perhaps Forest Hill councillors would like to pressurise JS to get a move-on or is LBL part of the problem? Perhaps we mustn't be too horrible to Big Business. Maybe we could have a sweepstake as to who next after Boots- WH Smith ? Or is that tempting fate?

Probably tempting fate! I accept your point about big business, but Sainsburys have blighted London Road for years by their inactivity.
What Forest Hill Regeneration Plan by the way?
I've lived here 10 years and wasn't aware there was one.
There are so many strings of derelict/semi derelict shops around here that we really ought to have something like that. I'd like to know why the work on the former toilet in Davids Road has stopped, and what the proposals are for the properties immediatly opposite, next to Oaklets.
There's also the site next to Finches ski shop- I thought this was going to be more housing, but nothing seems to have happened. This is a fairly affluent London suburb,close to the centre, where land prices are at a premium- why in such a state?

they need to finalise the lega agreement with local authority (surprise surprise lewisham council!) and seek final landlords apporval (have no idea). and basically that is that... no estimation on when this will happen!...

also agree why has there been no update on this supposed 'regeneration scheme'...

lewisham council aka labour party... another load of false promises, miss management and unorganisation!

Yes Boots are closing their store in Dartmouth Road, but they are looking to sell as a going concern so hopefully we will still retain a Pharmacy in Forest Hill.

I spoke to a very helpful Sainsbury's supervisor yesterday who said that planning has been approved but the owner of some of the land was holding out for more cash. She was confused as I was as when it will happen. Particularly as Sainsbury's staff were asked to take their hols in February in anticipation for a 10-week closure in June/July.

It's very frustrating.

I agree it is a blot on the landscape. I am a bit confused why staff have been asked to take holiday in Feb if the store is to close June/ July. Surely it would be logical for staff to take their holidays then.

You better have a good reason because there are about 73415 people getting frustrated and annoyed about this, which seems to have been planned since I moved to Forest Hill in 1987. For heaven's sake!

I am not guilty. I agree we need action on the old buildings next to Sainsbury's.
Perhaps we all ought to threaten to go to Tesco or someother store , though living in FH there is not much local option.

Some time ago I was speaking to the owner of Abigail's (now closed of course) in David's Road. We discussed the open/shut history of the Blue Mountain cafe across the road and she said that the proprieter had looked for a better site in Forest Hill but cold not afford the rents expected. Some time later and from a different source, I heard a similar story in relation to the old bank next to the post-office. It seems that any development in the area is smothered by landlords who expect unrealistically high rents. It seems also that the system rewards them for keeping properties vacant. The council seems to be good with warm word but short on action. I have lived in FH for seven years now and the situation has hardly changed. In Honor Oak Park a new estate agent seems to have caused a great deal of improvement. In Forest Hill, the Town Centre Manager seems to precide over stagnation. Perhaps all those who want to see action at the Sainsbury's site should bombard them with emails and letters.

The delays are due to various legal issues being sorted out...nearly done! I've just been advised that building works are due to begin late Spring/ early summer (May/ June 2004).

I spoke to the Sainsbury's manager yesterday. He said that demolition work for the new extension will begin in approx two months. Engineers were in all last week, which is a very good sign.

Just reading through the comments and was struck by a point Marg had made way back in Nov 2003. Has anyone else in waldenshaw Road had problems with cracks etc appearing over the last year and a half with more frequent use of the road for deliveries? Secondly, does anyone know if Sainsbury's plan to tell anyone their car park is at the back of the store and not on Waldenshaw Road (you can guess where I live!)

I wish you luck with proving your allegation that there is a link between cracks in your house and sainsbury's lorry's.

Questions that come to mind are:

1. Has there really between a change in the amount of traffic in Waldenshaw?

2. How much of it is due to JS (presumably the store has always been served by lorries)?

3. What is the alleged mechanism by which heavy lorries in the road affect your property?

4. How do you discount other factors i.e. very dry summer and proximity of trees which can have a substantial effect on building movements on London Clay?

I say this because I was involved in the construction of the Jubilee Line Extension and was amazed by the number of claims for building subsidence (some, to be fair, valid) affecting buildings 100's of metres from the work and often before the work had started!

This may or may not be down to Sainsbury's lorries, the truth is that I do not know. What I do know is that they are using what I believe are 40 ton delivery lorries and these were ,I believe, introduced around 2 years ago. Sainsbury's in their planning application have also said that due to the increase in size of the store that there will be a related increase in the number of deliveries. I cannot point the proverbial finger at Sainsbury's as Waldenshaw Road is open to all traffic but I know that due to the lack of space for turning some of the larger articulated vehicles that there is no need for any other road user to use Waldenshaw Road (and adjacent roads) as a rat run because it would save them no time. I have based the cracking comments on conversations with two Waldenshaw home owners, my neighbours in our building and two comments on this forum by residents. I am also aware that having had one of the driest summers on record in 2003 we would see some ground shrinkage and I have taken this into account, the problem is that this has been happening since the end of 2001. The final note is that there is no evidence of subsidence, it is just that every time a Sainsbury's lorry goes past the house physically shakes as it hits a slight dip in the road and this is leading to cracking throughout the house.

I would appreciate your input on this as it sounds like you know your stuff.

A couple of thoughts:

The Sainsbury's artics I have seen have been 3-axle, which makes them no more than about 30Te - the max axle weight is 11.5Te. They actually use shorter than normal trucks to make the turns into the bay, Davids Rd, etc.

I think JS would massively resist any claim for damage, otherwise they would set a precedent for anyone living alongside a road to make a claim. They would argue that they are using the highway legally and they have no more liability to adjoining houseowners than you or I...

Just guessing.

I asked one of the check-out staff several days ago about the renovation timeline, and she said they are going to be closing the store at the end of August for two months for the refit. Glad it's finally happening, but really unhappy about the fact they're going to close the store completely. Now it means a really long trek to the SavaCentre!!!

Following the completion of several legal agreements, planning consent for the new Forest Hill store was issued to Sainsburys on 13th May, and I understand that they hope to be on site within a few weeks. The building programme will take just over a year, with a closure of the store for a few weeks only.

Residents in the immediate vicinity will be consulted and kept informed about the building work programme. My colleagues, Cllrs Peter Dawson and Susan Wise, and I will be available if required.
