There is a local meeting for the 177 objectors to the proposal on 1st November (7pm) at Lewisham town hall.

This will be an excellent opportunity to raise issues of concern and find out Dominos policy on use of electric mopeds, to reduce noise and pollution.

I'd be very dubious about any statements made by the company about electric scooters. They operate through franchises in a very competitive market. The idea that they will voluntarily take on extra costs by using a particular type of scooter seems to me rather naive. Anything less than a written promise by the company will be worthless.

Agreed.

If planning consent were to be granted perhaps the requirement should be written into the consent as a planning condition.

This could always be subject to an appeal.

Domino's may or may not appeal given that they will have a strong desire to open here. - but it would potentially have the effect of binding the new business and any successor franchisee to the condition.

I went to the local meeting this evening which was very interesting.

There are still some questions to be answered about where the moped will be after 7pm. There is space for six in front of the shop but they can't really use the area used for bin storage, there are bins there.

They have tried out electric mopeds in a couple of other stores (Swindon was given as an example) but they were found to be unreliable because they have a limited range. They agreed that from a Forest Hill store the daily mileage would probably be within range, but there are no plans at present to introduce electric mopeds.

The owner of the pizza restaurant across the road attested to the fact that joining the South Circular is tricky, and this is the reason why they have actually reduced the numbers of deliveries and moped at that shop.

I suggested that they test out how feasible it is to have 20-40 journeys in an hour before the application goes to the planning committee. This would allow them and residents to see how it would work in reality, after all there is little point them opening a store in this location if they cannot make the deliveries work because of the difficulties getting onto and across the South Circular.

A very good first step in getting the organisation to acknowledge that there is a need to adopt the proposal that zero emission vehicles be deployed here.

Furthermore it must be hoped that they will give it proper and serious consideration.

The real question may be how receptive was the wider body of objectors to the proposed mitigation and the possibility of its adoption ?

I don't think electric mopeds will have much impact on the views of objectors. The main concern they have is where the mopeds park (without blocking access to the private road) and how they can join and leave the south circular without increasing the danger on this stretch of road.

There are other concerns such as the lose of A1 retail, the local parade being dominated by take away businesses, and the arrangements for deliveries to the store.

Yes, the local parade is the shops between Wastdale/Kemble and Shannons, possibly extending round to Sunderland Road. But the exact definition of local parades is unclear. It was even suggested last night that there are two different parades on each side of the south circular.

As has been said on other threads, it now may be viewed that what is happening here is that "brand rejection" forms the real basis for many of the objections.

Had it been the case that say Pizza Express proposed a seated eatery here - would there be the same volume of objection ?

Was there any emerging consensus from the meeting as to what kind of business would be deemed acceptable ?

On what basis might objectors form a belief that if any type of retail business is to be successful in that location that an increase in traffic of one form or another will not happen.

If this fails how are other potential retailers to be convinced to make even preliminary exploration of opportunity never mind the investment in the preparation of a planning application in the face of such uncertain objection.

As i said in my first post on this thread - I am not an avid supporter of this application.

That wasn't the purpose of the meeting. Discussion was focused on the application itself, and on issues of road safety and the impact on amenity of neighbours, not speculation that Pizza Express or Ikea might want to open in that unit.

Some concerns were raised about Dominos expansion plans in the UK and the impact on other local pizza outlets. But the councillor chairing the meeting rightly pointed out that neither of these issues are legitimate planning issues. Officers confirmed that at present there is nothing to stop every shop on that parade becoming a takeaway!

As a new (younger) resident to having moved to Stanstead Road in October, I wanted to let you all know how excited I am for the area. The reason I decided to buy here was the sense of untapped potential and community spirit I felt. If this community keeps a watchful eye on how this area develops (as you nice people all seem to be doing), it's going to be amazing.

Domino's isn't going to either improve or degrade the area in my opinion (I do think the scooters and parking is dangerous to local resident though) but Domino's would be a lazy choice. It just makes the area another 'passing through' point.

If people begin to see how this area could thrive, with new and culture hungry residents come to the area, those rows of empty units could offer so much more.

I've submitted my objections to Lewisham Council and am looking forward to being an active member of the community, striving to make the area the best it can be for all of us.

As a resident who passes this building a number of times a day, and would love to see it used for something, and a consumer of Domino's, I for one am pleased to see it being considered for development.

Re the footpath crossings etc, Pizza Hut on London Road is a good example of how this can work if done properly. Not all the drivers obey the rules, but I have no issue with someone crossing the footpath on foot pushing the mopeds.

I can however sympathise with the local residents as mopeds starting off can be pretty noisy.

I hope a compromise is reached on this, and look forwards to Domino's Forest Hill opening.

I'd rather have a Dominoes in Forest Hill than Pizza Hut. That store ahs really gone down the drain in recent months. They send me through a voucher leaflet every once in a while, with offers inside (some of which are very good - any pizza any size £5.99 for example).

However, the last 3 times I've ordered, the pizzas have not been hot, nor have they included a full serving of toppings, having ordered double portions to make up for it.

I still have vouchers left, but they're going in the bin. I'd rather use a local pizza place than them at the minute. I'd like to see this Dominoes get built, and give some much needed competition.
