If you wish to object you should send an email to planning@lewisham.gov.uk quoting the reference DC/10/74983 and stating the reasons for your objections.
Does anybody know if the tree(s) have a TPO?
This would appear to count as 'infill' development and therefore it is worth quoting council policies:
HSG 8 Backland and In-fill Development
Backland and in-fill development will be permitted provided the following criteria are met:
(a) sufficient garden depth and area should be retained by existing dwellings (see Policy HSG 7);
(b) the scheme must respect the character of the area, including the cumulative impact;
(e) on a road where additional on-street parking would not be permitted the development would not worsen any (on-street) parking problems;
(e) there should be no appreciable loss of privacy and amenity for adjoining houses and their back gardens;
I have removed the paragraphs that clearly do not apply and have left the items that some people have suggested may be an issue for this development. (There are two paragraphs called 'e')
Similar issues are covered in HSG5:
HSG 5 Layout and Design of New Residential Development
The Council expects all new residential development to be attractive, to be neighbourly and to meet the functional requirements of its future inhabitants. The Council will, therefore, only permit new residential development which:
(a) provides a satisfactory level of privacy, outlook and natural lighting with appropriate provision of private amenity space;

Thanks Michael for your help.
I have writtena letter of objection and I hope some of the other neighbours will too. The people in 42, 40 and 38 Shipman Road will have their sunlight blocked by this too, so I am hoping they will object.
This could be an interesting test of the new PPS3 guidelines.

Looks like a clear case of over development to me with a definite lack of amenity space for the new units. I would guess that a couple of flats is more realistic.
I note the Architects seem to be using an Educational release of the drafting software......very naughty if its true.

It looks fine to me, don't see what the fuss is about, so won't be objecting.

Just emailed my objection to the planning. It is just too small. But apperently it could be used by a young family and ambulance disabled.
In the smaller flats there is no room for a washing machine! Ah, but you could make cup of tea.

The timing of this is all very interesting.
I had asked the Council to consider a Tree Protection Order for the attractive fir tree in the garden. The Council officer was considering this and was due to visit tomorrow (Wednesday 25th August) to look at the tree and take a decision on a TPO.
Guess what?
This afternoon workmen came and sawed it down.

RIP fir tree. It was a lovely tree. Has all the creeper gone too? It looked beautiful in autumn when the leaves turned red.
DerbyHillTop: good point about lack of space for a washing machine. Where's the nearest launderette? FH town centre or is there one on Stanstead Road? A 5 minute walk at least.

Hi
I'm an infrequent visitor to SE23 forum, but this thread is very useful.
I live in a house very nearby that would be affected by the development.
I've just sent an objection on the grounds of light, privacy, and parking, as well as responding to some of the assertions in the Design & Access Statement, referencing recent statements by Greg Clark and noting today's tree-felling.
Thanks to all who gave tips and advice here - it really helped.

It all seems very squashed and compact to me. Can a resident who does not live on the same street write to object ?
I am going off topic here for a minute, just to say that the council has adopted a systematic approach to the removal of many of our old and healthy trees all around Forest Hill, without any apperently valid reason. Whilst at Southwark, for instance, they have decided to plant trees in East Dulwich a while ago, at times against residents will (given the dimensions of some streets over there), Lewisham seem unstoppable in the pursuit of making our streets less verdant. Does anybody know why this happens ?

Maybe the tree was chopped down so the plot of land can be consistent with the Application for Planning Permission received on 26 July 2010 - http://acolnet.lewisham.gov.uk/ACOLLATEDOCS/69143_1.pdf
Section 16 (Trees and Hedges) states that there are no "trees or hedges on the proposed developement site". Because if there was, a full Tree survey would have to be submitted with the application.
Also section 10 - Boundary treatments (e.g. fences, walls) is ticked "Not Applicable", but the drawings show the development connected to 29 Shipman Road. Or have I misunderstood this?

Yasmine: anyone can object (or support!) planning applications. You don't have to be a neighbour of the proposed development.
Trees in Lewisham: actually I think there is/has been a project to plant more street trees in Perry Vale Ward, although I haven't noticed any. Might have been part of the local assembly spending.

I got a letter in the mail yesterday. Of course, Lewisham Council does subscribe to the 'plain English' rules & regs.
But it seems to say the plans have changed:
"The construction of 2, two storey buildings, plus roofspace at land adjacent to, 29 Shipman Rd SE23 to provide 1, three bedroom and 1, four bedroom house (Amended Plans Received). Previous objections and comments received will still be taken into account."
So it sounds as if the initial plans for a six flat building have been shelved, replaced instead by two single family homes. Is that correct? The letter is not clear.
I'm still a wary of squeezing two houses into that space, but two single family homes is better than six tiny flats in my opinion.

We have had a letter from Lewisham Planning Service which says:
"A number of letters of objection and concern have been received and in these cases it is Council policy to offer to hold an informal meeting or a drop in session with local residents to enable an assessment to be made of the areas of concern before the application is considered by the Council's planning committee.
A local meeting has now been aranged for 7pm on Wednesday 15th september 2010 in Committee Room 3 in the Civic Centre at Lewisham Town Hall, Catford Road, Catford, London SE5 4RU and you are invited to attend. Local ward councillors will also be invited.
The applicants may wish to give a short presentation of their proposals."
