Hi

I'm thinking of moving to SE23 or possibly Sydenham/Crystal Palace area.

Any advice, good areas, bad areas, any places to aviod?

What's SE23 like in general, good transport, shopping, open space, nightlife?

The rents do seem quite affordable compared to other areas of London and I'm just wondering why that should be because it's seems relatively close to central London.

Any advice welcome.
